One of the most walkable of the East Side neighborhoods and quite possibly the friendliest. Business is buzzing on Glendale Blvd with what seems to be a new store or restaurant opening monthly. Bike along the restored LA River or stroll down one of the tree-lined streets. We enjoy the breakfast burritos at Villa Corona, the #10 at Indochine, and pretty much everything at Proof Bakery. It’s all about community here, so join in the fun at the Sunday Farmers’ Market or grab a seat at the communal tables at All’acqua, Viet Noodle Bar or The Village Bakery. Probably the most diverse of the Eastside hoods with artists, entreprenuers and Dodger Blue calling it home. Sunset Blvd and Echo Park Ave are the lifelines — offering everything from homemade tamales to tattoos, organic produce to prize-winning pizza. Enjoy the lilies while strolling around the lake, hike along one of the many trails in Elysian Park, get your cardio going on the Berkeley staircase, or take in a game at Chavez Ravine. We’re down with a beer and peanuts at Gold Room, window shopping along the Sunset, and just about anything on the menu at Ostrich Farm. Watch out for cyclists blazing down Sunset on their fixies. Take a Tour →Long considered the heart and soul of the Eastside, Silver Lake continues to be renowned for all things hip. If you’re looking for action the bars, restaurants and shop around the Sunset Junction will feed your fix.
Or if you’re feeling mellow…grab a frisbee and head on over to the Meadow. Bare feet welcome but no dogs, BBQs or organized sports. People-watching around the Reservoir, house coffee at Cafe Tropical and the outdoor beer garden at Red Lyon are all things we enjoy. As diverse as its geographic make-up, Los Feliz has something for everyone. Hillhurst and Vermont are where most of the goings-on are going-on. Must-do’s for the neighborhood include: Skylight Books, Friday evenings up at Barnsdall Park, BarCovell, the Vista Theater, and pretty much everything at Yucca’s. Where else can you take a morning hike in Griffith Park, lunch at one of the wonderful outdoor eateries, play an afternoon round of golf and then grab take-out for that evening concert at the Greek? Arguably the best borough for cheap eats: pizza at Casa Bianca, pastrami at The Oinkster, ‘wiches at Dave’s Chillin & Grillin and b-fast at Pete’s. Fancy food found here too – check out Little Beast! Home to the world headquarters of the Self-Realization Fellowship, the Southwest Museum and one of the finest elementary schools in the city, Mt. Washington is a wonderful place to call home. Not much happening here in the way restaurants and shopping, but that’s not the draw. Views, serenity, nature and neighbors are why people plant their flag on the mountain. It’s now building a reputation as a mecca for creatives with shops, galleries and watering holes popping up on both York and Figueroa. The HP has amazing parks, unique architecture, and thoughtful cultural diversity. Must do’s include: hiking in Earnest Debs park, huevos rancheros at Kitchen Mouse, tacos at Homestate, cocktails at Blind Barber and pizza at Triple Beam Pizza or supper at Hippo. Take a Tour →For some time it seemed that Glassell Park acted like the bratty teenager. Well look who’s all grown-up with a new attitude…and nickname (for those in the know). Glasselland sure has come a long way. New selections of sundries, suds and snack are popping up all the time and people are digging the G-Park vibe. Big views, awesome mid-century architecture and a new crop of art studios inhabiting former warehouses. Yes, the Eagle Rock Brewery is located in Glassell Park but so is Verdugo Bar — and both are good times. Most homes priced from the low $600s to $1.25M.
Take a Tour →Also known as Elysian Valley, Frogtown earned its moniker from the frogs that used to crawl into the neighborhood from the adjacent LA River. Over $100m of state funding has been dedicated to revitalizing the LA River, extending the bike path to DTLA creating a 51-mile wildlife habitat. Overlooking the water, the recently renovated Spoke Bicycle Café provides beer, wine and bike rentals + repairs. Wax Paper offers sandwiches named after NPR hosts and Salazar provides alfresco dining and some of the best Margaritas in town. Most homes priced from the low $600s to the mid $900s.
Take a Tour →Central to just about everything and known by the locals as the ‘Wilderness in the City’, Montecito Heights – as its name suggests – is best known for its hillside homes, winding streets and stunning views of Northeast Los Angeles.
Get on your bike and cruise along the historic Arroyo Seco River, or take a break from the hustle and bustle of the city and hike to the top of Ernest E. Debs Park.
Aside from the delicious pies at Blazing Stone Pizza on Monterey Rd., there aren’t a ton of restaurants located in the Heights, but because of the proximity to neighboring Highland Park there is definitely no shortage of nearby eateries. Most homes priced from the $600s to over $1m.
It’s no surprise that the Zillow Home Value Forecast for 2017 named Cypress Park the hottest real estate neighborhood in LA. Located at the foot of Mt Washington, Cypress Park offers easy access to Highland Park, Silver Lake and Frogtown. The early 20th century Craftsman and Spanish-style homes tend to attract buyers looking to buy in a slightly lower price range than the more established Eastside neighborhoods. The folks behind Heirloom LA opened Yolk & Flour, which features their signature lasagna cupcakes + Detroit-style pizza. For the best (ever) potato tacos, we love El Atacor on Figueroa. Take a Tour →A charming hillside community full of history, narrow roads and glorious views, Adams Hill is one of Northeast LA’s best-kept secrets. Established in the 1920’s in the city of Glendale, Adams Hill is packed with Spanish, English Tudor and Mid-century homes with city views and private settings. Take a stroll over to Adams Square where you’ll find a preserved gas station built in 1937 along with the neighborhood’s newest hip coffee shop, Kafn Coffee Bar. A hop and a skip from Glassell Park and Atwater Village, this peaceful neighborhood is home to Mediterranean restaurants and crowds of chess players at Palmer Park. Take a Tour →From hosting the annual Rose Bowl football game and Tournament of Roses Parade to being the home to many scientific and cultural institutions including CalTech, NASA’s JPL and the Norton Simon Museum, Pasadena is known as the “Crown of the Valley.” The iconic Colorado Street Bridge connects Pasadena with all its northeast Los Angeles neighborhoods. Old Town Pasadena, along with South Lake Avenue, is the shopping boutique and restaurant hub – with more restaurants per capita than NYC – but don’t let the name fool you, it’s the trendiest part of the city filled with a young, hip crowd. Craftsman, Victorian, Spanish Revival and an occasional Mid-Century Modern style home fill in the palm-lined streets. Pasadena is only a half hour drive to the beach (without LA traffic) and right at the base of the Los Angeles National Forest. Most Homes priced from $700’s to $3m.
